This is a private vacation rental, not a hotel. No 24-hour service. The unit is professionally cleaned, but not hotel-standard. Minor wear, dust, humidity, or environmental factors may be present. If the home does not meet your expectations, you may choose to leave early within grace period for a refund of unused nights once the calendar is reopened. The main parking lot is located on the south side of the building. Overflow parking, which is rarely needed, is available across the street. High moisture is normal and expected for beach front property. There is a dehumidifier in the room. Guests need to empty the tank if they need the remove moisture. The Balcony/walkway, chairs and table are shared. Beach chair rental is available on the beach. Coin Laundry machine on each floor. As a self-service vacation home, guests need to buy their own consumable after the initial essential start supply is used.

Our focus is providing comfortable and valuable stay, not perfection or hotel-style service. We welcome guests who appreciate overall value and contribute positively to hosting, while avoiding those who overlook listing details, arrive with unrealistic expectations, or focus on minor imperfections to create negative experiences. To help ensure a positive experience for both guests and host, we are unable to accept reservations from guests who have left any 3-star or lower reviews, or multiple 4-star reviews on prior stays, unless there is clear, well-documented evidence of a serious issue with the previous listing or host. We respectfully prefer a cancellation or early termination over an unsatisfactory stay. Guests are required to complete the online registration promptly to confirm your booking and house rules so any concerns or technical issues can be addressed immediately. If you prefer not to proceed, you may cancel under Airbnb’s standard policy and within 2 hours of booking, then request a refund. The cancellation must be initiated by the guest without delay on the Airbnb platform before requesting the refund. Distance Requirement (Over 3 Hours Drive) To protect the integrity of our home and guest experience, we generally only accept bookings from guests located more than three hours' driving distance from the property. Unfortunately, some short-stay local bookings have led to unreasonable refund demands or retaliatory reviews, which negatively impact our business. 3. Positive Airbnb History Required: A 5-star Airbnb rating reflects overall satisfaction and value—not perfection or hotel-style service. To ensure a positive experience for both guests and host, this home is not a good fit for guests who frequently leave non-5-star reviews or have left any 3-star or lower ratings. Guests without prior reviews or experience are kindly asked to discuss trip expectations with the host in advance to ensure the home is a good fit before booking. 4. Booking Guest Must Check In/Out The person who books must be the one to check in and check out. This helps maintain clear communication, safety, and accountability during your stay. Basic House rule: 1. No smoking in unit, patio, balcony, or breezeway. 2. No parties.(locals within 3 hours drive distance need to message us first). 3. No animals. 4. No color of hair dye, anything on towel, sheet, wall or anywhere. 5. No odor from cooking or anything left that next guest to complain about. 6. No early check in or late check out without housekeeper approval and minimum fee $50. 7. No outside service allowed: To protect the safety, privacy, and comfort of all guests and neighbors, Only registered guests are permitted on the premises. Outside service providers are strictly prohibited during your stay. This includes, but is not limited to: -Private chefs or catering -Housekeepers or cleaners -Hair and makeup services -Massage or spa treatments -Nail technicians -Personal trainers -Photographers or videographers -Event or party staff Community/resort rule also apply to all guests and owners. Guest will pay minimum cleaning charge of $500 cleaning if any sign of smoking, animal plus damage repair, rent loss and fine from resort or HOA. During Stay: 1. Have electronics, smart sensors, in original state and powered all time. 2. Have doors and windows closed to prevent moisture, bug in Florida weather. 3. Have AC/heater in Recommended range 70F -76F in Florida. It may stop working outside the range. 4. Have all trash bagged and taken out regularly to avoid odor and bug. 5. Don't move furniture, appliances. 6. Don't enter owner/cleaner storage or utility closets. 7. Don't download any program or add any channel to basic program provided by HOA. Guest is responsible for extra charges or disconnection which may occure months later. Before Checkout, Please: 1. Vent any odors from cooking, food, or other sources to ensure a fresh environment for the next guest. 2. Return all electronics to their original setup and location. 3. Check all drawers and closets to ensure nothing is left behind. 4. Send host a photo of the parking permit in place via the platform at departure to avoid issues for incoming guests and a $75 replacement charge. Nearby shops, restaurants are in walking distance, Daytona Boardwalk and Pier / Famous Main Street is only 3 miles and Ormond Beach is within couple miles from Resort. We are located 8 miles (20 minutes) from Daytona Speedway and Int'l Airport, and hour and half from Orlando's Int'l Airport, 2 hours from Disney. Head north an hour on A1A for a beautiful scenic drive to historic Saint Augustine. Go south an hour and you can explore Cape Canaveral. Ponce Inlet is another quaint place to visit and is just south on A1A about 20 minutes. Explore the lighthouse, dine on the water, or charter your our fishing excursion! New Smyrna beach is another gem located about 30 minutes south. Lots of art shops, great cuisine, spectacular beaches and a hoppin night life! Flagler Ave has everything for everyone! If you love hiking we have some of the most beautiful parks around! As you head north towards Saint Augustine on A1A you'll pass Washington Oaks Gardens State Park. 425 acres of coastal scenery, multiple trails to explore gardens, rock formations on the beach, bike trails, fishing, lots of bird and wildlife, or enjoy lunch under majestic oak trees or in the covered pavilion with grills located throughout the picnic area.
Guest Access
Parking is located in the south-side surface parking lot while the building garage is under repair. One parking permit is provided inside the unit. Guests need to send us a photo of the parking permit in place via the platform at departure to avoid issues for incoming guests and a $75 replacement charge. The HOA is continuing work to replace the seawall, one outdoor pool, the pool deck, Balcony ceiling and to address other storm-related items. Ocean front buildings have special challenges.

**Due to the garage being shut down, parking is available in parking lot to the South of the resort for guest parking. **Parking permit is in the unit for guest to use and guest has to return the permit for next guest. There is $45 charge if guest did not leave the tag for next guest.
