This vacation home does not provide hotel-style service or flexibility. Guests are expected to review all listing details and house rules carefully to avoid misunderstandings or negative experiences. We do not accept bookings from guests who left multiple 4-star or any 3-star ratings for prior stays without prior approval, as these situations often cause sever harm than good to our business. Please reach out with any questions or special requests before booking. Guests are required to complete registration by verifying their ID and agreeing to the house rules. Any concerns should be communicated promptly. Guests who are unable or unwilling to complete registration have a 2-hour grace period after booking to cancel. A full refund is only available if the calendar is unblocked within this window. All cancellations must be initiated by the guest, as Airbnb penalizes hosts for canceling or encouraging cancellations. Enhanced Booking Qualifications: 1. Age & Identity Verification The primary guest must be at least 25 years old to book: We don't host Guests involved in parties, smoking, illegal drug use, aggressive behavior, or violations of house rule or local laws. 2. Distance Requirement (Over 3 Hours Drive) To protect the integrity of our home and guest experience, we generally only accept bookings from guests located more than three hours' driving distance from the property. Unfortunately, some short-stay local bookings have led to unreasonable refund demands or retaliatory reviews, which negatively impact our business. 3. Positive Airbnb History Required: A 5-star Airbnb rating reflects overall satisfaction and value—not perfection or hotel-style service. Guests rate prior stays average rating below 4.7, any 3-star or lower, or no prior positive reviews from prior stay must discuss past concerns with host and receive pre-approval before booking. 4. Booking Guest Must Check In/Out The person who books must be the one to check in and check out. This helps maintain clear communication, safety, and accountability during your stay. Basic House rule: 1. No smoking in unit, patio, balcony, or breezeway. 2. No parties.(locals within 3 hours drive distance need to message us first). 3. No animals. 4. No color of hair dye, anything on towel, sheet, wall or anywhere. 5. No odor from cooking or anything left that next guest to complain about. 6. No early check in or late check out without housekeeper approval and minimum fee $50. 7. No outside service allowed: To protect the safety, privacy, and comfort of all guests and neighbors, Only registered guests are permitted on the premises. Outside service providers are strictly prohibited during your stay. This includes, but is not limited to: -Private chefs or catering -Housekeepers or cleaners -Hair and makeup services -Massage or spa treatments -Nail technicians -Personal trainers -Photographers or videographers -Event or party staff Community/resort rule also apply to all guests and owners. Guest will pay minimum cleaning charge of $500 cleaning if any sign of smoking, animal plus damage repair, rent loss and fine from resort or HOA. During Stay: 1. Have electronics, smart sensors, in original state and powered all time. 2. Have doors and windows closed to prevent moisture, bug in Florida weather. 3. Have AC/heater in Recommended range 70F -76F in Florida. It may stop working outside the range. 4. Have all trash bagged and taken out regularly to avoid odor and bug. 5. Don't move furniture, appliances. 6. Don't enter owner/cleaner storage or utility closets. 7. Don't download any program or add any channel to basic program provided by HOA. Guest is responsible for extra charges or disconnection which may occure months later. Before Checkout, Please: 1. Vent any odors from cooking, food, or other sources to ensure a fresh environment for the next guest. 2. Return all electronics to their original setup and location. 3. Check all drawers and closets to ensure nothing is left behind. 4. Leave the home in reasonable condition and check out on time—cleaners may charge extra for excessive mess or late departures. Perfection Not Guaranteed - No Alternative Accommodation Available: We strive to provide a comfortable and enjoyable stay; however, perfection cannot be guaranteed or expected. Once the calendar is reopened and the dates become available, the host will approve the refund accordingly. Independent Contractor Services: We are a small hosting operation without employees, as we often operate at loss or close to break-even. Instead, we rely on independent contractors for cleaning and repair. While we coordinate closely with them, their availability, response times, and performance cannot be guaranteed. Finding flawless cleaners is challenging, and most guests prefer reasonable rates over premium-priced services. Contractors are compensated for their time and effort (with additional platform fees and government taxes), even if the outcome isn't perfect. Hosts juggle many responsibilities and don't have the time or expertise to personally resolve every on-site issue. Third-Party Service Providers: Vacation homes, like any residence, rely on external services such as utilities, internet, HOA, and resort amenities. The host has no control over service interruptions or repair timelines. Guests are responsible for observing and following all posted signs, community notices, and local rules related to the amenities and surrounding area—regardless of whether the host provides prior notification. As the host is not local, they will not be aware of on-site postings. 4. Mail & Package Delivery: Vacation homes are not served by USPS (United States Postal Service). Guests may arrange mail/package receiving through UPS for approximately $0–$10 per item, depending on the location. FedEx, UPS, and other non-USPS deliveries may be left at the clubhouse (fees may apply) or at the doorstep, at the resort's and carrier’s discretion. The host has no control over deliveries or their security. For guaranteed delivery, we recommend using Amazon Lockers or a UPS Store. 5. No Interior Door Keys or House Phone: Our home does not provide keys for interior doors or a landline phone. If a bedroom or bathroom is accidentally locked, guests will need to contact a local locksmith at their own expense. We recommend bringing a mobile phone or using a communication app while traveling. If a safe box is present on site, Host does not have a key or access to it. 6. The housekeeper provides an initial supply of toilet paper, but guests are responsible for purchasing additional toiletries and consumables as needed. However, maintaining the property comes with substantial expenses, including platform fees, resort HOA fees, taxes, insurance, utilities, and regular maintenance. Combined with the challenges of slower seasons, this makes it difficult for homeowners to simply break even. Since some guests may seek refunds for various reasons, we do not offer refunds for minor imperfections, such as small cleaning oversights, normal wear and tear, or factors beyond the host's control. No refunds will be issued for nights already stayed. Our focus is on providing comfort, value stay, rather than striving for perfection. GUEST INFORMATION for Bahama Bay Resort & Spa. Resort rule is subject to change any time too. We hope this brief document will help guests enjoy their stay at Bahama Bay. Parking / Bicycles Camper, motor homes, trailers, boats and boat trailers are not allowed on property for more than 15 days and must be parked in the designated areas. There are several large vehicle parking areas on property, please ask the Front Desk for the locations. The vehicle must fit inside the marked and identified parking spaces. Bicycles must be kept designated areas. The designated areas are the bike racks in front of the Clubhouse and Restaurant or fully inside the owners unit. Bicycles, scooters, strollers or other velocipedes or similar vehicles must not be stored in any common area or stairwells. Pets/Support Animals Sorry, guests are not permitted to bring pets on property, this excludes officially recognized service animals. Any guest found to be in breach of this will be asked to remove the pet from the Resort. Any officially recognized service animal on property must be registered with the Front Desk. Pool Rules Pool hours are 7:00am until 11:00pm daily for the Clubhouse and 7.00am until 10.00pm at Tradewinds pools; hours for the yellow and brown phase pools are dawn to dusk. NO Lifeguards are provided at any pool area. Swimming and use of the pool is at the user’s risk. Children under the age of twelve (12) must be supervised by an adult at all times. No Glass containers or breakable items are permitted on the pool deck for safety. All pool areas are non-smoking (this includes vaping). There is a designated smoking spot located outside of each of the pool areas. Large or oversized floats or other items of similar nature, except swimming aids, are not permitted in the pool. Use of BBQ grills on the Resort There are 3 designated BBQ and picnic areas across the resort for guests to use on a first come, first served basis. The use of BBQs outside of these designated areas is not permitted, this includes patio/balcony areas.
