We strive to provide an exceptional experience for our guests by offering a well-balanced combination of quality, comfort, and value. While we warmly welcome guests who are appreciative, cooperative, and recognize the value we provide, there are rare occasions when certain bookings can be more harmful than beneficial. To help ensure a positive experience for everyone, we kindly ask that guests reach out to us before booking—or withdraw your request—if any of the following applied to your previous stays. We also offer a grace period for guests to cancel their booking with a full refund 1. Age & Identity Verification: Due to liability concerns and past issues involving parties, smoking, and excessive alcohol use, the primary guest must be at least 25 years old to book. A valid driver’s license must be provided and verified immediately after booking. Guests who engage in illegal drug use, aggressive behavior, or violate local laws during their stay will be subject to immediate cancellation and removal from the property. 2. Distance Requirement (Over 3 Hours Drive) We only accept bookings from guests located more than a 3-hour driving radius from the property. Based on past experience, some local guests have booked short stays, then attempted to cancel for refunds using questionable claims—and in some cases, left retaliatory reviews when refunds or free stays were not granted. This behavior is unfair to both hosts and future guests. 3. Positive Airbnb History Required We welcome guests with a history of positive stays. A 5-star Airbnb rating reflects overall satisfaction and value—not perfection or hotel-style service. Guests with an average rating below 4.6 (either given or received), or who have left or received a 3-star review or lower, must contact us before booking to discuss any prior issues. We do not accommodate guests who have posted retaliatory or misleading reviews due to denied refunds, house rule violations, or early/late check-in requests. Guests without review must confirm they have read everything and house rule to avoid miscommunication. 4. Booking Guest Must Check In/Out: The guest who makes the reservation must be the one to check in and check out. This ensures clear communication and accountability throughout the stay. As with any vacation home, occasional issues may arise due to cleaner's over look, normal wear and tear or damages caused by prior guests. We strive to address any problems promptly to ensure your comfort. However, if unforeseen issues arise and significantly impact your experience, we would rather guests choose to cancel their stay than feel dissatisfied or uncomfortable. Your enjoyment and satisfaction are our top priorities. For same-day check-in bookings, kindly reach out to us before completing your reservation to confirm that the home will be ready for your check-in time. The condo unit is on second floor of a building without elevator. Mattress firmness or softness is a personal preference. Please let us know if there's anything we can do to ensure your comfort. The host cannot be held responsible for utilities, internet, hotel amenity repairs, maintenance shutdowns, or the behavior of neighboring guests, as these are beyond host control. The housekeeper provides an initial supply of toilet paper, but guests are responsible for purchasing additional toiletries and consumables as needed. The unit is the end unit on second floor of three story building. Carpet free home. Vacation home kitchen is equipped and suitable for those who plan to prepare simple meals while not enjoying the area restaurants on vacation. Guest are supposed to buy consumables once the "starter supplies" are finished. No coffee, no salt and pepper provided. Guests can wash their sheet and towels in unit if necessary. Host is out of state and not able to supply additional starter kits, sheets and towels. No Housekeeping service during guest stay from host. Guest can arrange and pay for housekeeper to clean during the stay. Host cannot control or be responsible for resort amenity repair and maintenance shut down or neighbor guest's behavior. Guest understands host offers option to terminate the booking and refund unused night to avoid negative experience if the home is not good fit. The temperature is supposed in a range of 72°F to 78°F to ensure optimal comfort and to safeguard both the environment and the equipment. An environmental sensor may adjust the settings if necessary. Please let us know if you have any special requests. We prefer medium to firm mattresses for comfort. If you have need a mattress topper, please let us know, and we will gladly accommodate your request. *** No gym usage, Some use anytime fitness or book with VACASA for gym. Guest can check our listings in other communities that allow guest gym access. *** No house phone. *** No privacy lock keys for bedroom, bathroom, safebox (no code). locksmith charges fee to unlock if needed. *** Secured Area: Cleaner Supplies, Owner Storage, and Utility Closet. No Guest Access Permitted. *** Package delivery: Since it is resort, no post office delivery. Package delivery depends on the company and the individual driver. Some amazon driver deliver everything to one place in resort, you probably can check on your amazon account to find where they drop after delivery. We like to use Amazon locker if possible so we know where they dropped and we can pick up at our time. Guests are requested to promptly acknowledge the booking information and house rules by submitting the required form along with their ID after completing the booking process. The platform permits hosts to send the necessary weblink only after the booking is confirmed. We encourage guests to review and sign the acknowledgment within 2 hours of booking to prevent any potential miscommunication or delays. GUEST INFORMATION for Bahama Bay Resort & Spa. Resort rule is subject to change any time too. We hope this brief document will help guests enjoy their stay at Bahama Bay. Parking / Bicycles Camper, motor homes, trailers, boats and boat trailers are not allowed on property for more than 15 days and must be parked in the designated areas. There are several large vehicle parking areas on property, please ask the Front Desk for the locations. The vehicle must fit inside the marked and identified parking spaces. Bicycles must be kept designated areas. The designated areas are the bike racks in front of the Clubhouse and Restaurant or fully inside the owners unit. Bicycles, scooters, strollers or other velocipedes or similar vehicles must not be stored in any common area or stairwells. Pets/Support Animals Sorry, guests are not permitted to bring pets on property, this excludes officially recognized service animals. Any guest found to be in breach of this will be asked to remove the pet from the Resort. Any officially recognized service animal on property must be registered with the Front Desk. Pool Rules Pool hours are 7:00am until 11:00pm daily for the Clubhouse and 7.00am until 10.00pm at Tradewinds pools; hours for the yellow and brown phase pools are dawn to dusk. NO Lifeguards are provided at any pool area. Swimming and use of the pool is at the user’s risk. Children under the age of twelve (12) must be supervised by an adult at all times. No Glass containers or breakable items are permitted on the pool deck for safety. All pool areas are non-smoking (this includes vaping). There is a designated smoking spot located outside of each of the pool areas. Large or oversized floats or other items of similar nature, except swimming aids, are not permitted in the pool. Use of BBQ grills on the Resort There are 3 designated BBQ and picnic areas across the resort for guests to use on a first come, first served basis. The use of BBQs outside of these designated areas is not permitted, this includes patio/balcony areas.

Die bisher beste Unterkunft die wir gebucht haben. Alles war absolut perfekt! Der Pförtner am Eingang war super lieb und nett, die Dame an der Rezeption war super freundlich. Jennifer war super freundlich und sehr gut erreichbar. Wir wären gerne noch eine Nacht länger geblieben nur leider war diese schon ausgebucht. Die Unterkunft war VIEL besser als beschrieben. Damit haben wir absolut nicht gerechnet. Preis Leistung ist hier echt unschlagbar und wir würden sofort wiederkommen falls wir in Orlando wären. Eine absolute 5 Sterne Empfehlung. Wäre es möglich 100 Sterne zu geben dann würden wir diese zu 100% und mit gutem Gewissen hier vergeben. Danke für alles und danke dafür das du solch ein ehrlicher und guter Gastgeber warst. It is really convenient for those who plans to take a visit in Disney yet unwilling to stay at Disney’s hotel. It only takes 29min drive to get there from the spot, and the community is peaceful and beautiful.

The resort is also conveniently located near Polo Park East Golf Course. Located only 10 miles from Walt Disney World, there are plenty of local dining and shopping options nearby. Disney Springs offers over 100 shops and 60 restaurants along with daily and nightly entertainment. Gatorland has a free-flight aviary, petting zoo, animal shows, zip line, and a new Stompin' Gator Off-Road Adventure. For additional entertainment, Sea World is just 16 miles away, Universal Studios is 22 miles and for the younger guests, Legoland Florida is 23 miles away from the resort.
