We paid resort fee for our guests while other guests have to pay $24/day resort fee to the regal palm resort. The pool hours from 8am to 11pm. The pool is conveniently located just 0.1 miles from the home, making it closer than most other homes. No smoke, No animal, No Party or event No locals, Guests breaking rules pay Minimum clean charge $500 plus damage charge, rent loss and resort fine. Communication is important for booking private vacation home. We pride ourselves on offering a comfortable and welcoming environment that delivers exceptional value to our guests without aiming for luxury, perfection, or hotel-like service. While normal wear and tear, minor damage form prior guests and occasional unexpected issues exist in every home, I prioritize providing precise listing details and seamless communication to ensure clear expectations and open dialogue.

While we warmly welcome guests who are appreciative, cooperative, and recognize the value we provide, there are rare occasions when certain bookings can be more harmful than beneficial. We welcome all feedback and suggestions. However, please note that we are unable to provide alternative accommodations, free stays, or refunds for minor issues or circumstances beyond our control. Guests who are dissatisfied must initiate cancellations or terminations directly through Airbnb to receive refunds for unused nights. To help ensure a positive experience for everyone, we kindly ask that guests reach out to us before booking—or withdraw your request—if any of the following applied to your previous stays. Distance Requirement (Over 3 Hours Drive) We only accept bookings from guests located more than a 3-hour driving radius from the property. Based on past experience, some local guests have booked short stays, then attempted to cancel for refunds using questionable claims—and in some cases, left retaliatory reviews when refunds or free stays were not granted. This behavior is unfair to both hosts and future guests. 3. Positive vacation stay experience: We welcome guests with a history of positive stays. A 5-star Airbnb rating reflects overall satisfaction and value—not perfection or hotel-style service. Guests with an average rating below 4.6 (either given or received), or who have left or received a 3-star review or lower, must contact us before booking to discuss any prior issues. We do not accommodate guests who have posted retaliatory or misleading reviews due to denied refunds, house rule violations, or early/late check-in requests. Guests without review must confirm they have read everything and house rule to avoid miscommunication. 4. Booking Guest Must Check In/Out: The guest who makes the reservation must be the one to check in and check out. This ensures clear communication and accountability throughout the stay. The home is equipped with an environmental sensor that monitors noise, temperature, humidity, and smoke, ensuring both safety and comfort for guests. As with any vacation home, occasional issues may arise due to cleaner's over look, normal wear and tear or damages caused by prior guests. We strive to address any problems promptly to ensure your comfort. However, if unforeseen issues arise and significantly impact your experience, we would rather guests choose to cancel their stay than feel dissatisfied or uncomfortable. Your enjoyment and satisfaction are our top priorities. For same-day check-in bookings, kindly reach out to us before completing your reservation to confirm that the home will be ready for your check-in time. One bedroom and one bath on first floor. 2bedroom and 2 bathroom on second floor. The temperature is preset by the installer to a range of 72°F to 78°F to ensure optimal comfort and to safeguard both the environment and the equipment. Pet and animal are not allowed for guests by the resort. Since we listed the home as animal free home, any animal smell, hair left in the home will be found out by housekeepers and later guests. Airbnb and Resort have service animal rules to follow. Guest is responsible for cleaning charge min $500, plus damage repair, rent loss, resort fine if house rule is broken or damaged is caused by guest bring animal. The front loaded washer has to close tight correctly to work. Washer front door is sealed tight to prevent leaking, but cause moisture problem when guest have the door closed immediately after washing. We cleaned the door seal every time when we are there, but some stain could not come off. Vacation home kitchen is equipped and suitable for those who plan to prepare simple meals while not enjoying the area restaurants on vacation. Guest are supposed to buy consumables once the "starter supplies" are finished. No coffee, no salt and pepper provided. Guests can wash their sheet and towels in unit if necessary. Host is out of state and not able to supply additional starter kits, sheets and towels. No Housekeeping service during guest stay from host. Guest can arrange and pay for housekeeper to clean during the stay. The host cannot be held responsible for utilities, internet, resort amenity repairs, maintenance shutdowns, or the behavior of neighboring guests, as these are beyond host control. The housekeeper provides an initial supply of toilet paper, but guests are responsible for purchasing additional toiletries and consumables as needed. If you need an early check-in or late check-out, we may be able to accommodate for an additional fee, subject to availability and approval by our cleaning team. However, since we can't predict same-day bookings, cleaning must begin at 10 a.m. to ensure the home is ready by 4 p.m. Alternatively, you can extend your stay at a discounted rate if the calendar permits. Disney Springs offers over 100 shops and 60 restaurants along with daily and nightly entertainment. Gatorland has a free-flight aviary, petting zoo, animal shows, zip line, and a new Stompin' Gator Off-Road Adventure. For additional entertainment, Sea World is just 18 miles away, Universal Studios is 25 miles and for the younger guests, Legoland Florida is 20 miles away from the resort.
