We are unable to host guests who leave 3-star or lower ratings unless there is clear, well-documented evidence of a serious issue with the prior listing or host. Guests are required to complete the online registration promptly to confirm your booking and house rules so any concerns or technical issues can be addressed immediately. If you prefer not to proceed, you may cancel under Airbnb’s standard policy and then request a refund within 2 hours of booking. The cancellation must be initiated by the guest without delay on the Airbnb platform before requesting the refund. No smoke, No event, No pet home. Check-in time is 4pm or after. Check-out time 10 am or prior. Enhanced Booking Qualifications: 1. Age & Identity Verification The primary guest must be at least 25 years old to book: We don't host Guests involved in parties, smoking, illegal drug use, aggressive behavior, or violations of house rule or local laws. 2. Distance Requirement (Over 3 Hours Drive) To protect the integrity of our home and guest experience, we generally only accept bookings from guests located more than three hours' driving distance from the property. Unfortunately, some short-stay local bookings have led to unreasonable refund demands or retaliatory reviews, which negatively impact our business. 3. Positive Airbnb History Required: A 5-star Airbnb rating reflects overall satisfaction and value—not perfection or hotel-style service. To ensure a positive experience for both guests and host, this home is not a good fit for guests who frequently leave non-5-star reviews or have left any 3-star or lower ratings. Guests without prior reviews or experience are kindly asked to discuss trip expectations with the host in advance to ensure the home is a good fit before booking. 4. Booking Guest Must Check In/Out: The person who books must be the one to check in and check out. This helps maintain clear communication, safety, and accountability during your stay. Basic House rule: 1. No smoking in unit, patio, balcony, or breezeway. 2. No parties.(locals within 3 hours drive distance need to message us first). 3. No animals. 4. No color of hair dye, anything on towel, sheet, wall or anywhere. 5. No odor from cooking or anything left that next guest to complain about. 6. No early check in or late check out without housekeeper approval and minimum fee $50 up. 7. No outside service allowed: To protect the safety, privacy, and comfort of all guests and neighbors, Only registered guests are permitted on the premises. Outside service providers are strictly prohibited during your stay. This includes, but is not limited to: -Private chefs or catering -Housekeepers or cleaners -Hair and makeup services -Massage or spa treatments -Nail technicians -Personal trainers -Photographers or videographers -Event or party staff Community/resort rule also apply to all guests and owners. Guest will pay minimum cleaning charge of $500 cleaning if any sign of smoking, animal plus damage repair, rent loss and fine from resort or HOA. During Stay: 1. Have electronics, smart sensors, in original state and powered all time. 2. Have doors and windows closed to prevent moisture, bug in Florida weather. 3. Have AC/heater in Recommended range 70F -76F in Florida. It may stop working outside the range. 4. Have all trash bagged and taken out regularly to avoid odor and bug. 5. Don't move furniture, appliances. 6. Don't enter owner/cleaner storage or utility closets. 7. Don't download any program or add any channel to basic program provided by HOA. Guest is responsible for extra charges or disconnection which may found months later. Before Checkout, Please: 1. Vent any odors from cooking, food, or other sources to ensure a fresh environment for the next guest. 2. Return all electronics to their original setup and location. 3. Check all drawers and closets to ensure nothing is left behind. 4. Leave the home in reasonable condition and check out on time—cleaners may charge extra for excessive mess or late departures. Vacation Home Challenges – No Alternative Accommodation Provided We strive to provide a comfortable and enjoyable stay; however, perfection cannot be guaranteed or expected. Occasional issues beyond the host’s control may occur, such as cleaner oversights, prior guest damage, missing items, normal wear and tear, utility or plumbing interruptions, neighbor behavior, community maintenance, Florida’s natural environment, or insect activity. Guests who are particularly sensitive may notice light “closed-up” or unfamiliar odors upon arrival, though most guests do not find these bothersome. Challenges may also arise from unrealistic expectations caused by not reading the listing details carefully or from unfamiliarity with the home and its amenities—for example, going to the wrong door, misusing the digital lock or latch, engaging an interior privacy lock, setting the AC incorrectly, or expecting supplies or amenities that are not provided. As this is a private vacation home without on-site hotel staff, guests should be prepared to manage minor issues independently. If your stay is significantly impacted, the proper solution is to cancel promptly. Guest travel insurance may cover any additional expenses or inconvenience, and the host will approve refunds for unused and unblocked nights. Guests seeking flawless accommodations or hotel-style alternatives should not book this home. 2. Independent Contractor Services: We are a small hosting operation without employees, as we often operate at loss or close to break-even. Instead, we rely on independent contractors for cleaning and repair. While we coordinate closely with them, their availability, response times, and performance cannot be guaranteed. Finding flawless cleaners is challenging, and most guests prefer reasonable rates over premium-priced services. Contractors are compensated for their time and effort (with additional platform fees and government taxes), even if the outcome isn't perfect. Hosts juggle many responsibilities and don't have the time or expertise to personally resolve every on-site issue. Guests who have rated any prior vacation stays 3 stars or lower should refrain from booking with us. 3. Third-Party Service Providers: Vacation homes, like any residence, rely on external services such as utilities, internet, HOA, and resort amenities. The host has no control over service interruptions or repair timelines. Guests are responsible for observing and following all posted signs, community notices, and local rules related to the amenities and surrounding area—regardless of whether the host provides prior notification. As the host is not local, they will not be aware of on-site postings. 4. Mail & Package Delivery: Vacation homes are not served by USPS (United States Postal Service). Guests may arrange mail/package receiving through UPS for approximately $0–$10 per item, depending on the location. FedEx, UPS, and other non-USPS deliveries may be left at the clubhouse (fees may apply) or at the doorstep, at the resort's and carrier’s discretion. The host has no control over deliveries or their security. For guaranteed delivery, we recommend using Amazon Lockers or a UPS Store. 5. No Interior Door Keys or House Phone: Our home does not provide keys for interior doors or a landline phone. If a bedroom or bathroom is accidentally locked, guests will need to contact a local locksmith at their own expense. We recommend bringing a mobile phone or using a communication app while traveling. Bella Piazza combines the ambiance of a modern resort community with the elegance, comfort and beauty of traditional Mediterranean style buildings. Resort facilities include a spacious clubhouse, game room, business center, two pools, outdoor spa, water playground, fitness center, BBQ grills - all set in lush tropical landscaping. Bella Piazza is conveniently located off Highway 27 in 4 corner area within close distance of a Publix supermarket and a great selection of restaurants. Walmart is 3 miles away. Easy access to Disney (8 miles) or to I4 to the East and West coasts. NOTE: an elevator in each building and No Daily Resort fee to guest. Bella Piazza resort condo is less than 1 mile from highlands reserve golf club and less than 10 minutes to 4 public golf courses. There are a variety of restaurants that are with in a 5 minute walking distance from the condo, including a Pizza, Italian, Chinese, Japanese, U.K., an IHOP & an Applebees. As There is also a Publix supermarket. The Condo is 15 minutes to Disney, 25 minutes to Sea World and approx. 35 minutes to Universal Studios and 40 minutes to the Orlando international airport. The second floor unit is very convenient, private and quiet. Business center with computers and printers right next down in the club house. This is resort community with manager, security officer, security camera, but quiet and no resort fee.
Guest Access
Free and open Parking. Parking is not assigned, but always enough spots for everyone from my experience. Club house/heated swimming pool/business center on the other side of the condo unit. Elevate in each building. Pool hours is from sunrise to sun set or any rules posted by the resort. The community has two heated pools. The pool hours are from Dawn to dusk. for exact pool hour, please contact the condo office. Like any pool, there maybe closure time for maintenance and repair.
