While we strive to maintain a clean and comfortable space, the home is not guaranteed to be completely bug-free, mildew-free, or free of minor maintenance issues. Florida’s tropical climate can occasionally bring humidity-related challenges and seasonal pests despite regular preventative treatments. Some closets may be locked for utility or owner storage and are not available for guest use.

While we warmly welcome guests who are appreciative, cooperative, and recognize the value we provide, there are rare occasions when certain bookings can be more harmful than beneficial. To help ensure a positive experience for everyone, we kindly ask that guests reach out to us before booking—or withdraw your request—if any of the following applied to your previous stays. Age & Identity Verification: Due to liability concerns and past issues involving parties, smoking, and excessive alcohol use, the primary guest must be at least 25 years old to book. Guests who engage in illegal drug use, aggressive behavior, or violate local laws during their stay will be subject to immediate cancellation and removal from the property. 2. Distance Requirement (Over 3 Hours Drive) We only accept bookings from guests located more than a 3-hour driving radius from the property. Based on past experience, some local guests have booked short stays, then attempted to cancel for refunds using questionable claims—and in some cases, left retaliatory reviews when refunds or free stays were not granted. This behavior is unfair to both hosts and future guests. 3. Positive Airbnb History Required,: Rated prior stay average 4.7 or higher. We welcome guests with a history of positive stays. A 5-star Airbnb rating reflects overall satisfaction and value—not perfection or hotel-style service. Guests rated prior stay below 4.7, with any a 3-star review or lower, must contact us before booking to discuss any prior issues. We do not accommodate guests who have posted retaliatory or misleading reviews due to denied refunds, or early/late check-in requests or house rule violations. Guests without review must confirm they have read everything and house rule to avoid miscommunication. 4. Booking Guest Must Check In/Out: The guest who makes the reservation must be the one to check in and check out. This ensures clear communication and accountability throughout the stay. As with any vacation home, occasional issues may arise due to cleaner's over look, normal wear and tear or damages caused by prior guests. We strive to address any problems promptly to ensure your comfort. However, if unforeseen issues arise and significantly impact your experience, we would rather guests choose to cancel their stay than feel dissatisfied or uncomfortable. Your enjoyment and satisfaction are our top priorities. The home is equipped with an environmental sensor that monitors noise, temperature, humidity, and smoke, ensuring both safety and comfort for guests. For same-day check-in bookings, kindly reach out to us before completing your reservation to confirm that the home will be ready for your check-in time. The temperature is supposed in a range of 72°F to 78°F to ensure optimal comfort and to safeguard both the environment and the equipment. An environmental sensor may adjust the settings if necessary. Please let us know if you have any special requests. Mattress firmness or softness is a personal preference. Please let us know if there's anything we can do to ensure your comfort. Home owner recently replaced HVAC, bedroom floor, water heater, washer and dryer, one queen bed. master room TV The host cannot be held responsible for utilities, internet, hotel amenity repairs, maintenance shutdowns, or the behavior of neighboring guests, as these are beyond host control. The housekeeper provides an initial supply of toilet paper, but guests are responsible for purchasing additional toiletries and consumables as needed. Ring door bell camera installed for the protection of guesst, housekeepers, contractors and home owner. Guests have no permission to cover, remove the camera or wifi internet. Please do not book if you feel unconfortable about the security measure. Pet and animal are not allowed for guests by the resort. Since we listed the home as animal free home, any animal smell, hair left in the home will be found out by housekeepers and later guests. Airbnb and Resort have service animal rules to follow. Guest is responsible for cleaning charge min $500, plus damage repair, rent loss, resort fine if house rule is broken or damaged is caused by guest bring animal. For everyone’s peace of mind, no home is perfect to everyone, home and furnishing are not brand new, wear and tear are normal, things can happen and be out of host control, Guests can terminate to book a different home if the home is not good fit. Check all drawers and closets to ensure nothing is left behind. 4. Leave the home in reasonable condition and check out on time—cleaners may charge extra for excessive mess or late departures. Guests understand that this vacation home may not be a perfect fit for everyone. The host does not have alternative accommodations if the home does not meet your needs due to cleaner oversights, prior guest damage, lost item, normal wear and tear, utility outages, toilet/drain block, neighbor behavior, community upkeep, occasional bugs entering, items not provided, unexpected issues, or other matters beyond the host’s control. If the home is not a good fit, cancellation with a refund for unused nights will be the solution for everyone’s peace of mind. Choosing to stay confirms that the guest is satisfied with the value provided and understands that perfection does not exist. 1. This is a vacation home and does not offer 24-hour guest services like a hotel. We rely on local contractors for cleaning and maintenance, and their availability is outside the immediate control of the host or homeowner. Minor wear and tear or evidence of use from prior guests may be present. We strongly encourage guests to communicate any specific needs, questions, or concerns in advance or during their stay so we can assist as best as possible. Our home is professionally cleaned and maintained by local contractors between each guest stay. If any essential item is missing or damaged, the host is happy to reimburse the purchase cost to help ensure a smooth and pleasant stay. We thoroughly enjoyed all the resort amenities. Relaxing in the pool after long days at the nearby parks was especially wonderful. The townhome was clean, cozy, and had plenty of storage, which made it ideal for a longer stay. The hosts communicated well and ensured we felt at ease throughout our visit. Check-in and check-out were quick and easy. We would definitely love to return!

Jennifer’s place was truly home away from home. Everything we needed was there and was very clean and organized. The kids loved the arcade and the pool. The theme parks were easy to access. Glad that I found this place for this trip. We will definitely stay here on our next visit to Orlando.
