House Rules

This vacation home does not provide hotel-style service or flexibility. Guests are expected to review all listing details and house rules carefully to avoid misunderstandings or negative experiences. We do not accept bookings from guests who left multiple 4-star or any 3-star ratings for prior stays without prior approval, as these situations often cause sever harm than good to our business. Any concerns should be communicated promptly. Guests who are unable or unwilling to complete registration have a 2-hour grace period after booking to cancel. A full refund is only available if the calendar is unblocked within this window. Third-Party Service Providers: Vacation homes, like any residence, rely on external services such as utilities, internet, HOA, and resort amenities. The host has no control over service interruptions or repair timelines. As the host is not local, they will not be aware of on-site postings. 4. Mail & Package Delivery: Vacation homes are not served by USPS (United States Postal Service). Guests may arrange mail/package receiving through UPS for approximately $0–$10 per item, depending on the location. FedEx, UPS, and other non-USPS deliveries may be left at the clubhouse (fees may apply) or at the doorstep, at the resort's and carrier’s discretion. The host has no control over deliveries or their security. For guaranteed delivery, we recommend using Amazon Lockers or a UPS Store. 5. No Interior Door Keys or House Phone: Our home does not provide keys for interior doors or a landline phone. If a bedroom or bathroom is accidentally locked, guests will need to contact a local locksmith at their own expense. We recommend bringing a mobile phone or using a communication app while traveling. My home may not be a good fit for guests who seek refunds or leave low ratings due to minor imperfections. Wifi and cable service are provided through the resort via Spectrum. Occasionally, issues may arise due to user error, Spectrum upgrades, or service disruptions. Guests will need to contact Spectrum directly for troubleshooting assistance. We are dedicated to addressing any issues promptly and professionally to minimize any inconvenience to our guests. While we strive to resolve unexpected situations as quickly as possible, please note that refunds will not be issued for equipment malfunctions, interruptions in third-party utility services, or minor imperfections. Additionally, the cleaning fee, which covers cleaning services and starter supplies provided by a third-party contractor, is non-refundable. Highchair and a baby pack N play are stored in the closet for your convenience. Guests are welcome to use and clean it themselves, or if preferred, we can arrange for our cleaner to clean each and set up for an additional $35. Resort facilities include a spacious clubhouse, game room, business center, two pools, outdoor spa, water playground, fitness center, BBQ grills - all set in lush tropical landscaping. Bella Piazza is conveniently located off Highway 27 in 4 corner area within close distance of a Publix supermarket and a great selection of restaurants. Walmart is 3 miles away. Easy access to Disney (8 miles) or to I4 to the East and West coasts. NOTE: an elevator in each building and No Daily Resort fee to guest. Bella Piazza resort condo is less than 1 mile from highlands reserve golf club and less than 10 minutes to 4 public golf courses. There are a variety of restaurants that are with in a 5 minute walking distance from the condo, including a Pizza, Italian, Chinese, Japanese, U.K., an IHOP & an Applebees. As There is also a Publix supermarket. The Condo is 15 minutes to Disney, 25 minutes to Sea World and approx. 35 minutes to Universal Studios and 40 minutes to the Orlando international airport. The second floor unit is very convenient, private and quiet. Business center with computers and printers right next down in the club house. This is resort community with manager, security officer, security camera, but quiet and no resort fee.

Guest Access

CHECK IN/CHECK OUT Check in: 04:00 PM Check out: 10:00 AM. If you need an early check-in or late check-out, we may be able to accommodate for an additional fee, subject to availability and approval by our cleaning team. This is possible if no other guests are departing on the same day. However, since we can't predict same-day bookings, cleaning must begin at 10 a.m. to ensure the home is ready by 4 p.m. Alternatively, you can extend your stay at a discounted rate if the calendar permits. Free and open Parking. Parking is not assigned, but always enough spots for everyone from my experience. Club house/heated swimming pool/business center on the other side of the condo unit. Elevate in each building. No pet, No smoke, No party home. Smoking is also prohibited in common area of the association. Pool hours is from sunrise to sun set or any rules posted by the resort. Ceramic tile in common area. New hard floor in bedroom and second floor. Noise will be problem for downstair people. The community has two heated pools. The pool hours are from Dawn to dusk. for exact pool hour, please contact the condo office. Like any pool, there maybe closure time for maintenance and repair.
